Chennai based Akshaya, the leading real estate company is acclaimed for its transparent business practices and innovations. It has built over 155 buildings, both residential and commercial in South India. T. Chitty Babu, the Chairman and CEO of Akshaya Pvt Ltd. and the Chairman of CII Smart City & member of the CII National Committee on Real Estate & Housing 2015-16, talks to Buildotech on the firm’s construction philosophy. Akshaya’s ABOV project is the tallest tower of Tamil Nadu built on about 1.66 acres of land. With a height of 433 feet. ABOV is Indian Green Building Council’s pre-certified platinum building and also CRISIL 5 Star Rated.
Akshaya is known for its green projects. Can you elaborate on their green and sustainable features?
Being green is part of the Akshaya culture. We are one of the founding members of the Indian Green Building Council (IGBC) in 2011 and we took a stand that all our projects will focus on developing sustainable and green buildings; we are the only developers to disclose the LEED ratings (The Leadership in Energy and Environmental Design) for all our projects (whatever the rating be).
For Akshaya to achieve this green architecture, we approach with a clear-cut vision of the whole project and assess the building processes right from the choice of the location, design elements, energy modeling to sourcing of raw materials and disposal. And we also take into account embodied energy, global warming potential, resource use, air pollution, water pollution and waste generation. The idea is to reduce the carbon footprint and optimize the usage of all natural resources. For the “Today” project, we changed the design approach to save a 58 year old Banyan Tree in the land parcel and revived an old unused well, and an old stream behind our ongoing project ‘January’ on OMR, Chennai.
We build homes that are sustainable and conserve water, save energy and other natural resources. Our goal of environment conservation is not just limited to our building alone. At Akshaya, trees are planted to promote greenery around.
Architectural and design features normally adopted
A house is a complex structure with a mix of construction elements. The unique and appealing design of every Akshaya property is derived after a meticulous mechanism. The exceptional designs are invited from multiple renowned and adept architects to offer an extraordinary product to our customers. We have
some international designers work for us from Singapore, Hong Kong and Dubai. Landscaping plans are decided with equal significance while understanding the expectation to build an eco-friendly project.
You are building south India’s tallest building. What are the technological features?
Akshaya is proud to construct Tamil Nadu’s tallest building ‘Abov’ with a 132 tall glass façade with a panoramic view of the Muthukadu back waters. ‘Abov’ is one of the most high-ranking projects of ours and is designed meticulously to reflect the finer things in luxury living. It has 39 levels, the numbering is in reverse – the
ground floor says 39 ‘Abov’, the 1st floor has the number 38 Abov and so on. There is only one house on each floor plate and this is the only building in the world with 32 swimming pools in a single project. For the Abov project, we have most of the hi-tech home automation accessories and amenities sourced from global brands to reflect the uberness.
The amenities offered include an elite spa, a club house at the 34th floor, an ocean bar with floating sculptures and for the first time, an exclusive fine dining restaurant for the residents. Other amenities are 100% power back-up, touchpad controlled smart home, 10 years maintenance by Akshaya, four exclusive elevators, three car park space per residence, classy home automation, exclusives suites for guest, piped gas supply, fire protection, private movie hall, piped music, substation, gaming arcade, grand piano, and many more.
