Located in the heart of Dharuhera on NH 8, the contemporary residential group housing project Casa Romana is inspired by Roman design and global green practices. Planned across approximately 17 acres, it will comprise Ground + 13 floor towers. In this project, we are employing the latest in eco-friendly concepts and construction techniques for energy efficiency and features like sound proofing, earthquake resistance and fire resistance, among others.
When compared to traditional brick and mortar construction, where a team of two people could lay only half a brick wall in a day, the new wall construction used in this project is an easily wall laying system requiring no expert skills. One team can roughly lay down five times the traditional brick & mortar walls. This technology is imported from Europe and is being used in more than 40 countries globally. To make it apt for India we have combined it with all the Indian norms and requirements, such as structural safety etc.
The Innovative System
The insulated RCC walls are industrially manufactured, with literally no use of clay bricks (recently banned in Haryana and other states). Since these walls are pre-manufactured “to the size” in factories, it reduces the waste generation at site and reduces the use of building materials and scarce resources like water thus making them environment friendly.
Furthermore, these walls are capable of sustaining load of up to 10 floors, without any column beam and can withstand wind loads of up to 180km/hr in times of cyclones thereby providing accurate & high structural stability when compared to conventional construction methods.. However, to provide extra safety and stability to the structure we are using these insulated RCC walls in combination with the traditional ‘column-beam’ structure. Its other benefits include flexibility- Switch/Sockets can be added/relocated (by technical professionals) and high control over leakage and seepage.
Salient Features of the technology:
Energy-efficiency/Thermal Insulation: The walls contain a layer of high quality insulation material of thermal transmittance U (W/m2K) is 0.574. This allows heat retention within the house in winters and cool retention in summers, which means that once the temperature is set for the room in winter or summer, it will not change from set level for a long period which results in approx 50% decrease in electricity bill of air-conditioner or room heating appliances.
The construction segment is a complex industry; Cost always remains a challenge because Indian market is very price sensitive. Also, the construction industry has been identified as a slow adopter of new technology. For imported building systems, new to India, finding resources to handle the same becomes a challenge at initial stages. Once all the right resources getavailable, the work gets streamlined.
Sound Insulation: The insulation layer is a great sound barrier too It acts like an added shield to the existing RCC walls and doesn’t allow the sound to pass through it. The insulation layer in the walls absorb / reflect most of the sound coming from the outside, which means less noise pollution for residence.
Earthquake Resistance: Since each individual panel is nine feet high and connects to the neighbouring panels/columns/ slabs/beams to become monolithic/ joint-less part of structure. In an event of earthquake, it becomes impossible for it to crack or collapse as compared to brick walls which are a major reason of life loss because of joint failure & then collapsing.
Fire Resistant & Bullet Proof: This construction system has been widely used in combination with other structure technologies in some of the tallest buildings in the world including Dubai to deal with high safety requirements and harsh weather conditions. Several tests have been conducted with various ammunitions of different calibre to ensure that the walls are bullet proof to the level that it can ensure enough safety against large wind projectiles during storms.
