Interview with Sunil Shroff : Managing Eco-friendly lifestyle destination

Viviana Mall, a wholly owned subsidiary of Sheth Developers & Realtors, is slated to offer largest holistic retail environment in Mumbai. The mall has been designed as per the sustainable guidelines of LEED and aims at achieving “Silver rating” from Indian IGBC under LEED-CS rating system once the mall starts operation. Sunil Shroff, Vice-President, Mall Operations briefs Buildotech on the facilities management of this soon to open mall.

Has the FM operations of Viviana been outsourced or is being done by in-house team?

Viviana top in-house management team looks after the FM operations of the mall whereas it’s down the line team (unskilled / technicians) is outsourced to an industry expert in this domain. This model is adopted by all the leading malls across the country and comprises as a part of the best practices adopted by the malls globally too. While, outsourcing enables us to be at par with industry developments, the involvement of the in-house team in the managerial position helps structure the facility management function that would be ideal for our project and for our retailers.

Some of the important FM considerations specific to Viviana

Spanning over 1million sqft of built up area Viviana is one of the largest malls in the country. Encompassing over 251 stores, it covers three floors of prime retail and leisure space. For a mall this scale, building management system which optimizes HVAC, security, water management & access control in sensitive areas becomes a key component of the facility management. Also, ensuring automation and equipment at each stage for activities as basic as engineering services, housekeeping and pest control is crucial as it will determine the smooth functioning of the property in the long run.

Furthermore, Viviana has a 14 screen multiplex with a seating capacity of 2,400 people and capability to showcase more than 70 shows on a single day. Looking at the huge number of visitors daily, for disaster management we have formed a dedicated in-house emergency response team with members from our departments as well as our retailers. Extensive drills will be organized at the mall site for the site familiarization involving the retailers.

The mall will promote the sustainability to the various stakeholders from the outset through engagement initiatives with tenants and by providing an eco-learning experience for shoppers. Our endeavour is to make Viviana an eco-friendly and community-friendly shopping mall by encouraging our retail partners to adapt green practice in routine wherever applicable.

Facility management role in operational cost reduction

Manpower cost is an inseparable consideration for the facility management team. Again considering the size of the mall, it is important that manpower requirement is optimized. We feel that a rightly motivated & continuously trained operations & maintenance team automatically gives better result. Planned Preventive Maintenance (PPM) schedule and tracker affects the resources and ensures the right result from all the equipments and assets at the site. Improved vendor management, controlled purchasing process, reduced utility consumption, implementing training, managing labor resources, reviewing facility spending, planning capital needs and guaranteed budgets are the few ways through which facility management ensures cost reduction. At Viviana, we encourage and implement innovation and new ideas for better management and cost saving.

What are the green features of the mall?

The major construction materials used are regional and with high recycled contents. The material designs and sizes are planned such to minimize material wastage. The paints and adhesives used have low VOCs and the external paints shall have low emissivity properties to reflect back more than 90% of the incident heat. The mall aims to save 40% of water for which water efficient fixtures are used to reduce fresh water intake by half. The roof too has a special arrangement for capturing rainwater from building roof top and the surrounding area. Provisions are made for 100% water recycling.

For minimizing latent HVAC loads, Liquid Desiccant based Dehumidification system (LDDS) is proposed. Also, the glazing is “low e” DGU with frames having thermal breakers which will enable 14% – 17% less HVACs energy consumption. The indoor plants are selected to release oxygen all the time and maintain IAQ. Some of the species shall reduce the volatiles such as Toluene and Xylene from the re-circulating air. To increase the energy saving potential, occupancy based and timer based sensors have been considered. Use of efficient T5 tube-lights, Metal Halide fixtures and LED fixtures has been considered in combination to achieve ambience and efficiency.

The landscaping of Viviana has been done by Cracknell, Dubai’s leading landscape and architectural practice firm. The design reduces rain water runoff across the site and the open grid type paving allows water to percolate to the ground. During the construction process quick seeding grasses or pulses have been planted to help in increasing the nitrogen content of the soil. The greenery has been planned to help regulate the temperature within and around the mall and provide perfect balance of hardscape and landscape, with respect to functionality & aesthetics. For reducing water in the landscaping, soil conductivity based sensors are used to restrict the water usage to the adequate quantity

A dedicated cyclist track has been planned from the Thane station to the mall. A dedicated parking is provided for car poolers and there will also be provisions for electric charge for cars that run on battery.

FM role in maintaining Eco-friendly character of the mall

To increase the energy saving potential, a detailed schedule will be provided to each outlet/department for energy consumption for example switching off 50% lights during day time. The cleaning chemical shall be “Green Seal” certified and shall not contain any VOCs. We have also made special provisions for waste management with segregation between dry & wet waste. This will be further divided into plastic, paper, metal, glass, e-waste and wasted food items.
